1-People, Land and density 2-Beirut is the capital of Lebanon. Due to its centralization(Job) there is daily human flow not all of them stay but many do. This reflected widely on the demographic statics and land availability. Almost no free spaces are available in Beirut caused by the increased density of people moving in. There is a shortage on affordable houses compared to the individual revenue per month. This lead people to reach suburbs for a cheaper living. Density has become a problem that will increase more in few years. this flow is ubiquitous and continuous. 3-This is why for futuristic urban planning several principles should be applicable to fit the next 10 years starting with people's locomotion and centralization, offering new livable spaces in the suburbs to reduce the combustion and density of people, in addition, relocating companies out of the main city to reduce the flow of people and create spacial network for the city.
