The picture shows in construction the new Student Hotel with 400 rooms, and on the right side the transformation of an old Philips office space into 616 Studios-Apartments for Expats. All these buildings give a short stay contract (6 mouths). 1-2. Expats/students & Housing transformations – in the Netherlands there are about between 39,000 and 75,000 expats (http://www.dutchnews.nl/news/archives/2015/01/so-just-how-many-expats-are-there-in-the-netherlands/). These people arrive in the country, usually stay for a short period (6 mouths to 4 years) and they leave again. The growing number of expats in the Netherlands is followed by higher housing prices in the center of cities, a fast transformation of old offices spaces into temporary stay housing. These two elements are connected, the fast transformation of buildings into short stay apartments (because of the “short stay” tag, the quality of construction materials is very low) with high price because expats need a fast solution even if the price is higher. For example, in Eindhoven the number of short stay studio-apartments has grown exponentially in the last 4 years. When I arrived here there was only 1 building with 106 studios for foreigner student. Now this same company has 7 buildings with a tot amount of 1340 studios or apartments for foreigners. In addition to this there will another tower, The Student Hotel, with 400 rooms (https://www.thestudenthotel.com/eindhoven/ ) for students or expats, always for a short stay. 3-4. Of course this number have an impact on cities like Amsterdam and Rotterdam. Especially during holiday season, but not only, the amount of tourists in the city center make the city of Amsterdam very difficult to live in. That’s why many inhabitants don’t even go to the city center, they mostly live and go out around the city canal. The district De Pijp is the most popular young people and there are not much tourists there. I think the flows of people, also because of the Brexit, will continue growing. House pricing will also grow, and also building transformations. The positive effect is the international vibes and the interesting development of ideas coming from people with different backgrounds.
