Exercise 2 1) The most impacting stocks and flows in this area are: airplanes, residential buildings, and street markets. 2) a. Airplanes: the second busiest airport in Brazil serves national destinations and is located really in this area. The airport opens from 6:00 to 22:30, which brings a number of people who travels on business, tourism, etc. who eventually need accommodations around it. The region also suffers with the noise of the turbines, so that hospitals cannot be placed nearby. b. Residential buildings: the airport has impacted the real estate market in the region, because previously it was a lower cost district of the city, far from downtown and not really wanted due to the noise of the airplanes. The low price of proprieties became an attractive for building entrepreneurs that started densifying the neighborhood with apartment buildings raising the population stablished around it. Nowadays the residential buildings are the most common type of construction in this area. c. Street markets: there are a few street markets in this neighborhood which brings customers to buy fresh fruits and vegs. They are not permanent, but they have weekly permits and they usually attracts people on the days they are allowed to happen. 3) The airport has a huge impact in the constructions nearby; there are many soundproof windows shops around. Due to the densification of the neighborhood, new businesses are always opening to deliver many different products and services demanded by the residents. Nowadays, due to the proximity to the airport and the good public and commercial infrastructure, the real estate market has developed and propriety prices are one of the highest in the city. Hotels and transfer companies are also well explored. The airport offers some risks (like accidents and air pollution) to the region and the noise is an old complaint. It’s surely a must to close this airport and relocate it to somewhere else; stopping the flow of so many airplanes and making this space a green area would probably bring many benefits to the population who lives in the surroundings. The economic impacts of this relocation would rapidly be absorbed, once the neighborhood has already become economicaly self-sustainable and the flow of aircrafts could be substitutable by the stock of a green area full of trees and other leisure equipments.
